Booking procedure & payment terms
1. To reserve the villa, you must complete a booking form (above).
2. The completed booking form must be signed and returned with either a deposit of $250 / £150 per week or the full rental amount (if booked within 10 weeks of departure).
3. Payments can be made by cheque or bank transfer. Payment methods involving fees can be accepted but the guests must meet all fees.
4. A booking will only be considered firm when the deposit has been received and I have acknowledged to the lead renter the booking in writing or via email.
5. Provisional bookings will be held for five working days only.
6. The balance is due ten weeks before the date of arrival at the villa.
7. Bookings made within ten weeks of departure are payable in full at the time of booking.
8. You will be required to pay a security deposit either by cheque or bank transfer. You will be charged for damage and breakages that are not considered as “fair wear and tear” and for extreme use of utilities. This includes but is not limited to, excessive cleaning costs, replacement or repair to the property or any of its contents, the pool, pool deck or grounds, excessive use of electricity due to air conditioning being on full with external doors left open.
9. Notwithstanding the amount of the security deposit, you are liable for all damage caused to the villa. Thus the owners reserve the right to pursue you for further monies to cover malicious or avoidable damage over and above the amount of the security deposit.
10. The security deposit less any deductions if applicable will be returned within 30 days following your Departure Date from the villa subject to a status report from my management company in Florida.
Cancellation
11. Once confirmed, you may cancel the booking at any time subject to the clauses detailed below.
12. I reserve the right to cancel the booking if payment has not been received in full in accordance with the conditions set out in the booking procedure and payment terms stated above.
13. Cancellation must be notified immediately by telephone and confirmed in writing.
14. The following cancellation charges apply to all rentals:
- More than ten weeks before arrival date loss of deposit
- Less than ten weeks before arrival date 50% rental amount
- Less than four weeks before arrival date 100% rental amount.
Accommodation
15. Two people per bedroom (except infants in cots) plus two people in the living room, a maximum of ten people only may occupy the property.
16. The villa is provided only for the number of persons indicated on the booking form at the time of booking. An additional charge of $75 / £50 will be made per additional person per night when the number of people occupying the house does not agree with the booking form.
17. The villa is provided only for the guests as identified on the booking form. No all-male or all-female bookings of more than 2 persons will be accepted.
18. The villa will be available to guests after 4.00 pm local time on the day of arrival and must be vacated by 10.00 am local time on the day of departure but luggage may be left in the garage for later collection. Early arrival and late departure may be possible if previously agreed and will be dependent upon other bookings.
19. Every effort is made to make sure that the property is in perfect condition for your arrival. If you find something missing or not working please contact my management company immediately using the free phone number posted in the villa. It may be necessary for staff or agents of my management company to enter the premises during your stay in order to perform routine maintenance or repairs.
20. I reserve the right to refuse admission or remove guests from the premises who do not follow my booking conditions and/or while on the premises illegally possess or deal in controlled substances and/or are intoxicated, profane, lewd, and/or brawling: or whom indulge in bad language, misconduct or disturb the peace and comfort of neighbouring homes, or whom do not vacate the property at the checkout time (unless an extension of time has previously been agreed in writing).
Use of swimming pool and spa
21. The swimming pool is a facility for which you are not charged, only the pool/spa heating is charged for and will be refunded pro rata if for any reason beyond my control the heater malfunctions.
22. A safety fence is provided. When young children are staying at the villa you must use these at all times.
23. Do not allow children to use the facilities unsupervised or allow adults under the influence of alcohol or drugs to enter the water.
24. I will not be liable for any loss or injury resulting from the use of the villa, pool or spa.
25. No items of any description other than people or pool toys are to be placed in the pool and spa. For your own safety, glass, crockery and bottles are not allowed in the pool, spa or nearby vicinity. Plastic tumblers and plates are provided.
26. You will be liable for the full cost of any damage (including loss of rental income while any damage is repaired) if you do not adhere to the swimming pool and spa terms and conditions.
Use of utilities
27. Normal usage of utilities:-cable TV, water, telephone electricity and gas, (but not barbeque gas) is included in the rental price.
28. You will be subject to the full costs of any additional charges for abuse of utilities or the telephone if for the period of your stay bills are in excess of 15% of normal usage.
Loss/damage/cleanliness of home
29. The management company will inspect the property for loss, damage and cleanliness following your departure.
30. The lead renter will be liable for all costs resulting from this inspection other than any costs arising from acceptable wear and tear.
31. Failure to return the key to the lock box when you leave the property at the end of your stay will incur a replacement fee of £50/$50. Please do not change or attempt to change the code on the lock box.
32. The security deposit amount will be fully reimbursed to the lead renter subject to deduction for any loss, damage or excessive cleaning fees.
Smoking
33. For the comfort and safety of guests, my villa is non smoking except around the pool area.
Animals and pets
34. Animals and pets are not permitted in the villa.
Liability limitation
35. If circumstances beyond the owner’s control should make the rental home unavailable, then the customer will be advised as soon as possible. Alternative accommodation of at least comparable standard will be offered, if available, or a refund of monies paid, unless the change/cancellation arises from reasons of ‘Force Majeure’. In any event my maximum liability to you is limited to the rental amount paid.
36. I accept no responsibility or liability for loss or damage to personal items while travelling to the property, staying in the property or after departure from the property. It is in your own best interests to take out travel and medical holiday insurance to cover unforeseen circumstances, which may necessitate the cancellation of your booking. You should have adequate medical insurance and cover for your personal belongings for the duration of your vacation.
Accuracy of information
37. A great deal of care has been taken to ensure the accuracy of information I have provided. However I cannot be held responsible for circumstances beyond my control if any of the facilities and services may not be open or unavailable due to renovation/maintenance works, adverse weather closure etc.
38. At times it may be necessary to replace items in the villa with similar items of an equivalent or better standard.
39. I reserve the right to reasonably amend any of the terms and conditions set out herewith.
